Description
Repair and refurbish structurally failed barn. (As amended by drawing number 4 (dated 30/05/11), drawing number 3 (dated 30/05/11) and details set out in letter dated 31 May 2011 and amplified by information received 27.6.2011).
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, drawing no. 3, drawing no.4, Barn Structural Report pages 1-2, Barn Structural Engineering Sheet nos. 4 - 10, Insulated suspended floor details, mortar specification, roof insultation details, staircase details except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That the walls to be repaired and refurbished shall be constructed in accordance with the stone panel sample inspected on site, unless otherwise agreed in writing.
Reason: To ensure that details of the works are acceptable in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.
That, Tyvek membrane and levelling screed using NHL5 hydraulic lime mortar shall be used in the barn.
Reason: To ensure that details of the works are acceptable in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.
That only one of the following materials will be used for the insulation of the the voids between the timber frames, unless otherwise agreed in writing by the Local Planning Authority 2011.
a) Wood fibre board
b) Sheep's wool batts
c) Hemp fibre insulations boards
d) Flax fibre batts
e) Cellulose fibre
Reason: To ensure that the materials used do not compromise the breathing behaviour of the building and in turn impact on the historic fabric in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.
That, the finish to the block work piers shall be carried out in accordance with the Barn Structural Engineering Sheet 4, unless otherwise agreed in writing by the Local Planning Authority.
Reason: To ensure that details of the works are acceptable in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.
That, the lime mortar shall comply with the specification set out on Castle Natural Hydraulic Lime Technical Specification Sheet, unless otherwise agreed in writing by the Local Planning Authority 2011.
Reason: To ensure details of the works are satisfactory in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.
