That having regard to the size and siting of the proposed outbuilding in relation to No.77 Preston Crowmarsh, it would not appear as a subservient ancillary building but would appear visually intrusive in this sensitive edge of settlement location effectively extending the built up area of Preston Crowmarsh in to open countryside. The outbuilding would therefore detract from the landscape setting of the settlement and from the character and appearance of the Preston Crowmarsh Conservation Area, contrary to Policies G4, G6, C4, CON7, D1, H13 and H18 of the adopted South Oxfordshire Local Plan and to advice contained within PPS5.
