In addition the site is of inadequate size to satisfactorily accommodate the development proposed in a manner compatible with the surrounding area and the development would be detrimental to the character of the locality contrary to Policies D1, G2, G6 and H11 of the South Oxfordshire Local Plan 2011 and advice in Section 03 of the South Oxfordshire Design Guide 2008
