That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, COM-001 and BL0-001 except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The building hereby permitted shall only be used for purposes incidental to the enjoyment of the dwellinghouse within the application site and for no other purpose. Reason: In the interests of sustainability, and as the separate occupation of the garage accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy, and would harm the character of the local area, and in accordance with policies G2, G6, GB2, GB4, D1 and H13 of the SOLP 2011.
