Reason: In order to protect the area from inappropriate development within the Green Belt; and to ensure that the development has no significant adverse impact on the nearby village shop in accordance with Policies G2 and A4 of the South Oxfordshire Local Plan; and Government guidance contained in PPG2 (Green Belts) and PPS4 (Planning for Sustainable Economic Development).

No less than 80% of the produce sold from the building (as assessed by the annual turnover of produce sold therefrom) shall be sourced from local producers including Rectory Farm. That retail sales shall only take place from within the building. Reason: In the interest of visual amenities of the locality and to safeguard the openness of the Green Belt in accordance with Policies G2 and A4 of the South Oxfordshire Local Plan; and Government guidance contained in PPG2 (Green Belts) and PPS4 (Planning for Sustainable Economic Development).
