Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 01, 02, 502-03 A, 502-04 A, 502-05 A, 502-06 A, 502-07 A, 502-08 A, 502-09 A, 502-11 A, 502-12 A, 502-13 A, 502-14 A, 502-15 A, 502-16 A and 502-17 A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Full schedule of works for the replacement of floor joists in the rest room. b. Full schedule of works following a full assessment of the fabric above the existing inserted ceiling to be removed in bedroom 4. c. Joinery details of the re-opened window. d. Full schedule of works for the initial opening up works for the Inglenook fireplace. e. Specification of the lime mortar mix. f. Manufacturing details of the new roof light. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.

Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Brick for the new porch. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 3 of the South Oxfordshire Local Plan 2011.

All new rainwater goods shall be traditionally profiled, painted metal cast iron painted metal. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.
