Conditions / Refusal Reasons
That, having regard to the width and depth of the proposed extension in relation to that of the original dwelling, the proposed extension would overwhelm the floorplan of the existing building which would harm the special character of the grade II listed building contrary to policies CON2 and CON3 of the South Oxfordshire Local Plan and to national advice in PPS5 Planning Practice Guide (still relevant English Heritage guidance for the National Planning Policy Framework) paragraphs 87 and 178.

That, the replacement of the boundary fence with a wall which is finished in render would detract from the character, appearance and setting of the listed building as it would fail to respect the established character of the building contrary to policies CON3 and CON5 of the South Oxfordshire Local Plan and to guidance set out in the National Planning Policy Framework.
