Conditions / Refusal Reasons
Notwithstanding the provisions of the Town and Country (General Permitted Development Order) 1995 (or any Order revoking or re-entacting that Order), no development within Schedule 2, Part 1, Class A, B or E shall be undertaken without the prior written permission of the Local Planning Authority.
Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition, and so as to safeguard the character of the area generally, in accordance with Policies G2, C2 and E8 of the South Oxfordshire Local Plan 2011.
Details of the cycle and bin provision, and of the proposed 2 metre high brick wall adjacent to the proposed parking area, shall be submitted to and approved in writing by the Local Planning Authority within 6 months of the date of the permission hereby granted.
Reason: To safeguard the character of the area generally in accordance with Policies G2, C2 and E8 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of any site works within the root protection area of all existing trees which are shown to be retained (including demolition or site clearance), a protected area shall be designated for all existing trees which are shown to be retained, and the trees shall be protected in accordance with a scheme which complies with the current edition of BS 5837: "Trees in relation to design, demolition and construction" and shall have been submitted to, and approved in writing by, the local planning authority. The agreed measures shall be kept in place during the entire course of development
Reason: To safeguard trees which are visually important in accordance with Policies C9 and D1 of the South Oxfordshire Local Plan 2011.
