Conditions / Refusal Reasons
The development hereby permitted shall begin not later than three years from the date of this decision.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out in accordance with the following approved plans 26531/01, 26531/02, 26531/03.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The external walls and roofs of the development hereby permitted shall be constructed in accordance with the materials specified on approved plan 26531/03 or in accordance with materials which have otherwise been submitted to and approved in writing by the local planning authority prior to the commencement of development.
Reason: In the interests of the appearance of the development and in accordance with Policies G2, G6, H13 and D1 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no windows/dormer windows, other than those expressly authorised by this permission, shall be constructed at first floor level on the south elevation of the extension hereby permited to no. 305 and no windows/dormer windows, other than those expressly authorised by this permission, shall be constructed on the north elevation of the extension hereby permitted to no. 301.
Reason: To ensure that the development is not unneighbourly in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
