Conditions / Refusal Reasons
Having regard to the isolated rural location, the proposed development represents the provision of a new dwelling in the countryside. The dwelling would extend the built form of the site into the undeveloped surroundings. This would be harmful to the character of the area, which falls within the Chilterns Area of Outstanding Natural Beauty. Insufficient justification has been provided to demonstrate an essential need for the scheme that would override the in principle objection to a house in this location. Accordingly, the proposal is contrary to the provisions of the South Oxfordshire Local Plan 2011, in particular Policies G2, G4, G6, C1, C2, D1 and H6, and advice contained in the South Oxfordshire Design Guide and the National Planning Policy Framework.
