The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P12/S1842/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 003, 002, 004 and 001 - Rev 1, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That a sample panel showing the materials, bond and pointing style to be used in the construction of the proposed wall shall be constructed on site and approved in writing by the Local Planning Authority prior to the commencement of the development. The wall shall be constructed in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and D1 of the South Oxfordshire Local Plan 2011.

That a detailed drawing showing the proposed coping detail shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and D1 of the South Oxfordshire Local Plan 2011.

That the wall shall be constructed using lime mortar, the details of which shall be first submitted to and agreed in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with policies G6 and D1 of the South Oxfordshire Local Plan 2011.

That any digging in the root protection area (radius of 4m from the trunk) of the beech tree shall be undertaken by hand, and the roots shall be bridged over in accordance with the details submitted by the applicant in his e mail dated 8 May 2012. Reason: To protect trees which are visually important in accordance with Policies D9 and D1 of the South Oxfordshire Local Plan 2011.
