Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 802/05, 11/479/03, 11/479/04, 11/479/05 and 802/05A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of works samples of all materials to be used in the external construction and finishes of the works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a) Brickwork - confirmation of make of brick, mortar mix and bonding b) Joinery (internal and external) c) Detail of boiler flue and external vents for the mechanical ventilation which will be needed for the new bathroom and kitchen area Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.

The flintwork on the extension hereby approved shall be hand laid. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.
