Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990. Related application(s): P12/S2659/DIS

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 2427/1, 2427/2, 11056/001A and 11056/002A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

Detailed joinery drawings of any new windows, doors and skirtings at a scale of no more than 1:20, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works, a sample of the material to be used for the roof covering of the rear extension hereby permitted shall be submitted to and approved in writing by the local planning authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

That details of the fire proofing between floors, to acheive one hour resistance between ground and first floor, and thirty minutes resistance between first and second floors, shall be submitted to and approved in writing by the local planning authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
