Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, location plan and plan CCVS 1 accompanying agent's e mail dated 28 March 2012, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That all works of making good the retained fabric shall be undertaken to match the adjacent with regard to type, colour, materials and finish. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

That all works of breaking out for new doorways shall be undertaken using hand tools only. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

That the new signage shall be undertaken using natural materials and handpainting as specified on plan reference CCVS 1 accompanying agent's e mail dated 28 March 2012. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

That notwithstanding the details submitted with the application, the proposed hanging sign shall be positioned in accordance with details which shall first be submitted to and agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011
