Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC-001, BLO-001, AW12-01-84/GP02 and AW12-01-84/GP01, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the appearance of the development and in accordance with Policies G2, G6, D1 and A1 of the South Oxfordshire Local Plan 2011.
The existing vision splays shall not be obstructed by any object, structure, planting or other material with a height exceeding or growing above 0.9 metres as measured from carriageway level.
Reason: In the interest of highway safety and in accordance with Policies G2, A1 and T1 of the South Oxfordshire Local Plan 2011.
Prior to the first use of the development the area of the bell-mouth of the junction to the highway shall be metalled and for a further distance within the site, gravel or other suitable loose material shall be laid or a wheel-washing facility installed. These shall be constructed, laid out, surfaced, drained and completed in strict accordance with specification details to be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development.
Reason: In order to prevent the export of additional spoil onto the highway through increased trip generation and in accordance with Policies G2, A1 and T1 of the South Oxfordshire Local Plan 2011.
Any gates shall be retained with a set back of a minimum of 15.0 metres from the edge of the carriageway and shall not open outwards towards the carriageway.
Reason: To ensure that vehicles may wait clear of the highway while the gates are opened or closed in the interests of highway safety and in accordance with Policies G2, A1 and T1 of the South Oxfordshire Local Plan 2011.
The use of the building hereby permitted shall be limited solely to agricultural purposes in connection with the agricultural use of the land as shown on the plans accompanying the application.
Reason: To restrict the use of the building to one compatible with the surrounding rural area in accordance with Policies G2 and A1 of the South Oxfordshire Local Plan 2011.
That if within 10 years of the substantial completion of the building, the use of the building for agricultural purposes permanently ceases, and within a further 3 years, planning permission has not been granted for an alternative use, and there is no outstanding appeal, the building shall be dismantled, the materials shall be removed from the land and the land restored to its former condition before development took place, or to such a condition as shall otherwise have been agreed in writing by the Local Planning Authority.
Reason: To safeguard the character of the area in accordance with Policies G2 and A1 of the South Oxfordshire Local Plan 2011.
