Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1000454-12-01, 3733P L01B, 3733PL 02B, 3733PL 03D and 3733PL 04B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Detailed drawings and/or details as appropriate in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Internal and external joinery details, including new staircase at 1:5 and 1:20 scale b. Flues and vents c. Schedule of existing window repairs d. Schedule of internal finishes (as much of the existing lathe and plaster is to be retained as possible) e. Schedule of floor finishes f. Schedule of plasterwork repairs/restoration Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 & CON3 of the South Oxfordshire Local Plan 2011.

Samples of all external materials to be used shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON2 & CON3 of the South Oxfordshire Local Plan 2011.

Sample panels of facing brickwork showing the proposed colour, texture, facebond and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with approved panel. Reason: to safeguard the special architectural or historic interest of the listed building in accordance with Policies CON2 & CON3 of the South Oxfordshire Local Plan 2011.

The double glazing in the new extension shall be Slimlite (or similar) 12mm sealed units and shall be fixed with putty not timber beads. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 & CON3 of the South Oxfordshire Local Plan 2011.

All new rainwater goods shall be cast iron painted black. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 & CON3 of the South Oxfordshire Local Plan 2011.

All new plumbing shall be run internally only. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 & CON3 of the South Oxfordshire Local Plan 2011.
