Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 11.411.PL.1210B, 11.411.PL 1211B, 11.411PL 1311B, 11.411.PL 1215B, 11.411.PL 1312B, 11.411.PL 1511B, 11.411.PL1514B, 11.411.PL 1515B, 11.411.PL 1513B, 11.411.PL1512B and 11.411.PL1313B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Schedule and detailed drawings for all of the internal finishes including joinery (skirtings, architraves, doors etc) in the basement, following the completion of damp proofing work b. Details including 1:10 elevations of all new external and internal joinery c. Details of all new vents and flues to be provided, avoiding any new external drainage d. Details of repairs to existing Grade II listed boundary wall, which should be consolidated using traditional lime mortar, and the ground level reinstated Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
