Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC-001, 981-01 and 981-02, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the appearance of the development and in accordance with Policies G2, G6, CON7, D1 and H4 of the South Oxfordshire Local Plan 2011.

All of the rooflights hereby permitted shall be flush-fitting conservation-style and thereafter retained as such. The rooflights on the south-west facing roof slope and the first floor bathroom window on the south-west facing elevation hereby permitted shall be installed with obscure glazing and fixed shut and thereafter retained as such. Reason: In the interests of residential amenity in accordance with Policies G2, G6, CON7, D1, D4, EP2 and H4 of the South Oxfordshire Local Plan 2011.

Prior to the first occupation of the development, the parking and turning areas shall be provided in accordance with the approved block plan 981.02 and shall be constructed, laid out, surfaced (bound material), drained and completed, and one parking space shall be allocated to the occupiers of the 'Front Flat' and one parking space shall be allocated to the occupiers of the 'Rear Flat' and shall be retained unobstructed except for the parking of vehicles at all times. Reason: In the interests of highway safety and in accordance with Policies G2, D2, H4, T1 and T2 and Appendix 5 (Car Parking Standards) of the South Oxfordshire Local Plan 2011.

Prior to the commencement of demolition of the beer store, details of proposed boundary treatment to repair/replace the south-facing beer store wall and roof forming the boundary with No.52 North Street, shall be submitted to and approved in writing by the Local Planning Authority, and the boundary treatment as approved shall be erected prior to the first occupation of any part of the development hereby approved and thereafter retained without alteration, unless otherwise agreed in writing by the Local Planning Authority. Reason : To help ensure that the development is not unneighbourly or intrusive in accordance with Policies G2, G6, CON7, D1, D4 and H4 of the South Oxfordshire Local Plan 2011.
