Having regard to the design of the proposed conservatory, the proposal would result in a contrived and awkward development, which would bridge multiple phases of the building and obscure the historic rear elevation, detracting from the special architectural and historic interest of the listed building. The proposal would also detract from the setting of 3 Old Cottages, the adjacent listed building. As such, the proposal would be contrary to Policies G2, G6, D1, H13, CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011, the guidance in the South Oxfordshire Design Guide and national guidance in PPS5.
