The proposed extension would represent a further expansion of an already heavily extended Grade II listed building and would make 20th and 21st century additions the dominant element of the property. In particular, it would result in the loss of historic fabric and disrupt the rhythm of the historic building. This would be harmful to the special architectural character and historic interest and setting of the listed building. As such, the proposal would be contrary to Policies G2, G6, CON2, CON3, CON5, D1 and H13 of the South Oxfordshire Local Plan 2011 and advice contained within Sections 5 and 6 of the South Oxfordshire Design Guide 2008.
