Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, Location plan_001, Block plan BLO_002, and Flood Risk Assessment plan_003, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That at the expiration of a period of 3 years from the date of this permission, the use of the land as specified in the application shall cease. Reason: In order that the the relative weight to be given to each material consideration may be re-assessed after this temporary 3 year period.

The use hereby permitted shall be carried on only by the 'African Queen' and the 'Barge Louisa' as concessions of the Mapledurham Estate. Reason: To ensure the permission is exercised only by the applicant having regard to the particular circumstances of the case, and in accordance with the aims of Policies T1, T2, E5, TSM1, TSM2, R7 and R9 of the South Oxfordshire Local Plan 2011, and to advice contained at PPS4.

This permission shall expire after a period of 3 years from the date hereof, and the boats, 'African Queen' and 'Barge Louisa', and all associated materials shall be removed from the land prior to the expiry of this permission. Reason: In view of the temporary nature of the development and in accordance with policies C2, C3, C4, CON7, G4, R7,R9, T1, TSM1 and TSM2 of the South Oxfordshire Local Plan 2011.
