Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC-001 and SK01, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That prior to the commencement of the development, elevation and section drawings including details of the footings, at scale 1:20, shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the Sydenham Conservation Area and the setting of the Listed Building in accordance with Policies CON7 and CON5 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the development, samples of the proposed replacement bricks and cappings shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the Sydenham Conservation Area and the setting of the Listed Building in accordance with Policies CON7 and CON5 of the South Oxfordshire Local Plan 2011.

No development shall take place until written approval has been given by the local planning authority to a sample panel of the proposed brickwork to be used in the construction of the new wall. The sample panel shall be erected on the site of the works and retained until works are completed, and the panel(s) shall thereafter be removed from the site. The works shall be implemented in accordance with the approved details. Reason: To safeguard the character and appearance of the Sydenham Conservation Area and the setting of the Listed Building in accordance with Policies CON7 and CON5 of the South Oxfordshire Local Plan 2011.

That the wall shall be constructed using lime mortar, details of which shall first have been submitted to and approved in writing by the Local Planning Authority in writing. Reason: To safeguard the character and appearance of the Sydenham Conservation Area and the setting of the Listed Building in accordance with Policies CON7 and CON5 of the South Oxfordshire Local Plan 2011.
