Conditions / Refusal Reasons
That the proposal would be contrary to Policies G2, G4, G6 and C2 of the South Oxfordshire Local Plan 2011 and to guidance set out in the National Planning Policy Framework. The site lies in an isolated location within the Chilterns Area of Outstanding Natural Beauty and the proposal would result in a prominent and intrusive form of development that would fail to conserve or enhance the special landscape quality of the landscape.

That the proposal would be contrary to Policy H6 of the South Oxfordshire Local Plan 2011 and to guidance set out in the National Planning Policy Framework. The site lies outside the built up area of any settlement and the proposal fails to demonstrate an overriding agricultural justification to warrant the provision of an additional dwelling at Eatonsfield Shaw Farm.

That the proposal would be contrary to Policies C2 and C9 of the South Oxfordshire Local Plan 2011 and to advice set out in the National Planning Policy Framework. The proposal to form an access to the east is likely to result in the loss of semi mature woodland and detract from the rural character of the area.
