Having regard to its excessive bulk and scale, the proposed dwelling would be out of keeping with the character and appearance of the surrounding built form, and having regard to the increased size, bulk and the siting of the dwelling, the proposals would result in an intrusive and overbearing form of development, together with some loss of light, that would detract from the residential amenity currently enjoyed by the occupants of adjoining properties. As such, the proposals are contrary to policies H4, G2, G6, D1 and D4 of the South Oxfordshire Local Plan 2011 and to advice contained in the South Oxfordshire Design Guide 2008.
The proposal to erect a garage in the front garden area would result in a prominent and intrusive form of development that would detract from the appearance of the dwelling in the street scene and from the character of the area. As such, the proposals would be contrary to Policies G2, G6, D1 and H4 of the South Oxfordshire Local Plan 2011 and to advice contained in the South Oxfordshire Design Guide 2008.
