That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 200 Revision A, 201 Revision A, 202 Revision B, 203 Revision A, 210 Revision A, 211 Revision A, 212 Revision A, 213 Revision A, 220 Revision A and 221 Revision A, except as controlled or modified by conditions of this permission. Prior to the commencement of development, samples of the materials to be used for the external walls and roof of the extensions hereby approved shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON2, CON3, C2, D1 and H13 of the South Oxfordshire Local Plan 2011. The bathroom window in the northeastern side elevation of the two-storey rear extension hereby permitted shall be glazed in obscure glass and fitted with side casements openable no more than 150 millimetres, as detailed on the approved plans. This will occur prior to the first occupation of the accommodation and it shall be retained as such thereafter. Reason: To ensure that the development is not unneighbourly in accordance with Policies G2, G6, D4 and H13 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for all existing trees which are shown to be retained, and the trees shall be protected in accordance with a scheme which complies with the current edition of BS 5837: "Trees in Relation to Construction" and shall have been submitted to, and approved in writing by, the local planning authority. The agreed measures shall be kept in place during the entire course of development Reason: To safeguard trees which are visually important in accordance with Policies C9 and D1 of the South Oxfordshire Local Plan 2011.
