Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: to comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, J251/300, J251/301, J251/302, J251/303, J251/304, J251/305 and J251/306, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The render to be used on the extension hereby permitted shall match the render on the existing building with regards to colour and texture. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a) Flues Vents and Extracts. b) Plumbing runs/foul water drainage to the new en-suite. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Samples of the roof tiles to be used for the roof of the extension hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Joinery details for the replacement windows and doors shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

All new or replacement rain water goods shall be traditionally profiled metal, painted black. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Full specification and schedule of works in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a) The removal of the internal partition and widening of kitchen/rear reception opening. b) Demolition and replacement of the rear extension, including lowering of window sill to door. c) Any uprating or installation of insulation to the loft spaces. d) Any repairs to the historic fabric uncovered during the course of works. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
