Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC 001, CAS 01, COM 001A (proposed site plan)and OP1 -002Rev A (boundary wall elevation) accompanying agent's e mail dated 12 January 2012, 11 CAS 02B and SK Sight lines accomapnying agent's e mail dated 14 February 2012 except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building(s). Reason: To ensure that the details of the development are satisfactory in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.

The bathroom window in the rear elevation of the first floor extension hereby permitted shall be constructed in obscure glass prior to the first occupation of the accommodation and it shall be retained as such thereafter. Reason: To ensure that the development is not unneighbourly in accordance with Policies D1 and H13 of the South Oxfordshire Local Plan 2011.

That no gates shall be provided at the new vehicular access hereby permitted. Reason: Reason: To ensure that vehicles do not have to wait on the carriageway or footway while the gates are opened or closed in the interests of highway safety and in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.

That the parking area shall be provided in accordance with the submitted Proposed Site Plan revA (Dated 12/01/2012), and shall be constructed, laid out, surfaced, drained and completed, and shall be retained unobstructed except for the parking of vehicles at all times. Reason: In the interest of highway safety and in accordance with Policy D2 of the South Oxfordshire Local Plan 2011.
