Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1, 2 and 3, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the local planning Authority. The development shall be carried out in accordance with the approved details.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6, CON7, H13 and D1 of the South Oxfordshire Local Plan 2011.
That the rooflights to be inserted shall be flush fitting conservation style windows.

That prior to the first use of the building, the existing windows on the rear elevation shall be blocked up and so retained as shown on the plans accompanying the application, and notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (Amendment) (no.2) Order 2008, (or any order revoking or re-enacting that Order), no windows shall be inserted in the rear wall of the building without the grant of planning permission from the Local Planning Authority).
Reason: To protect the amenity of the adjoining property in accordance with Policies D1 and H13 of the South Oxfordshire Local Plan 2011.
That the additional living accommodation hereby permitted shall be occupied and used only in connection with and incidental to the occupation and use of the existing property, Hamptons Cottage, Manor Road, Towersey, as a single dwelling house, as specified in the application, and shall not be occupied or used separately therefrom.
Reason: Permission is granted on the basis that the use will be incidental to the main house as unrelated use would have an unsatisfactory relationship with the existing dwelling contrary to Policy H11 of the South Oxfordshire Local Plan 2011.
