Due to its inappropriate siting, design and external appearance, the unit is considered to be an unsatisfactory and intrusive form of development that detracts from the character and appearance of the Conservation Area and from the landscape quality of the AONB contrary to Polices G6, CON7, C2, C9, H15 and D1 of the South Oxfordshire Local Plan, to advice contained the South Oxfordshire Design Guide and PPS 5 Planning for the historic environment.
