Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC-001 and 1:500 scale site plan received 30 January 2012, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The fencing hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the appearance of the development and in accordance with Policies G2, G4, G6 and D1 of the South Oxfordshire Local Plan 2011.

The hedging shown on the approved plans and detailed in the applicants e-mail of 30 January 2012 shall be planted, retained and properly maintained at a height of not less than 2 metres and any plant which may die or be seriously damaged or destroyed within 5 years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings in accordance with Policies G2, G4, G6, C9 and D1 of the South Oxfordshire Local Plan 2011.

That the fencing hereby permitted shall be constructed in complete accordance with the method statement from R.J Symes and Son dated 27 September 2011. Reason: To protect important trees in the vicinity of the site in accordance with Policies G2, G4, G6, C9 and D1 of the South Oxfordshire Local Plan 2011.
