Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, E0109-B, 21, 20, 9, E0109-BE2, E0109-BE34, E0109-S and E0109-BE1, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

All new works and works of making good to the retained internal and external fabric of the barn shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural and historic interest of the listed building and in accordance with Policies CON3 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Hard landscaping b. Insulation, wall and ceiling finishes c. Flues and Vents Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural and historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Materials and finsihes associated with the pool and associated hard landscaping Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural and historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

The rooflights hereby approved shall be Conservation style and fitted flush with the roof covering. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

Prior to commencement a schedule of repairs for the lean-to element of the barn shall be submitted to the Local Planning Authority and approved in writing. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural and historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
