Conditions / Refusal Reasons
That, having regard to the size of the site and the relationship of the proposed new dwelling with 76 Reading Road, the proposed sub-division of the plot would represent a cramped and incongruous form of development that would detract from the character and appearance of the St Mark's Road Conservation Area. As such, the proposal would be contrary to the requirements of Policies G2, G6, CON7, D1, and H4 of the South Oxfordshire Local Plan 2011 and advice contained in the South Oxfordshire Design Guide, PPS1, PPS3 and PPS5.

That, having regard to the increased height of the building, relative to the existing garage, and its proximity to the shared boundary, the proposed dwelling would have an oppressive and overbearing impact on the ground floor rear windows of No.76 Reading Road, to the detriment of the amenity of the occupants of that flat. As such, the proposal is also contrary to the requirements of Policies D4 and H4 of the South Oxfordshire Local Plan 2011, and advice contained in the South Oxfordshire Design Guide.
