Description
Refurbishment of existing barn, including demolition and rebuilding of existing store, and conversion to ancillary accomodation comprising bedroom/shower/lounge/recreation room (As amended by drawing number 1/111/03A accompanying letter from agent dated 21 December 2011).
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC-1, BLO-1, DAS-1, DWG-1-111-01 and 1-111-03A, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the appearance of the development and in accordance with Policies G6, H13 and D1 of the South Oxfordshire Local Plan 2011.
That the proposed triangular windows at first floor on the north elevation of the building shall be constructed with obscured glass, and so retained, and notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (Amendment)(No2) Order 2008 (or any Order revoking or re-enacting that Order), no windows shall be inserted above ground floor level without the prior grant of planning permission from the Local Planning Authority.
Reason: To safeguard the amenity of the adjoining property in accordance with Policies G6, D1 and H13 of the South Oxfordshire Local Plan 2011.
That the converted building shall be occupied and used only for purposes incidental to the occupation and use of the existing property, Leys Farm House, as specified in the application, and shall not be occupied or used separately therefrom.
Reason: Permission is granted on the basis that the use will be incidental to the main house as unrelated use would result in an unsatisfactory relationship with the existing house and would be contrary to Policies D1 and H13 of the South Oxfordshire Local Plan 2011.
