Having regard to the scale, bulk, height and design of the proposed replacement dwelling, the development would result in a more dominant feature in the streetscene and would detract from the semi-rural character of the area. The proposed replacement dwelling would be materially greater in volume than the existing dwelling and the overall impact of the replacement dwelling would be greater. As such, the proposal would be contrary to the provisions of the South Oxfordshire Local Plan 2011, particularly policies G2, G6, D1 and H12 and government guidance in PPS1, PPS3 and PPS7.
