Conditions / Refusal Reasons
The portable buildings and caravan for which temporary planning permission is granted shall be removed from the site within 3 years from the date of this permission, or at such time as they cease to be used for purposes ancillary to the use of the land for agriculture or horticulture, whichever shall occur first, except with the prior permission of the local planning authority. Reason: To ensure that these temporary structures are not retained permanently on the land, which would be harmful to the character and appearance of the countryside and contrary to Policies G2, G4, G6, D1 and A1 of the South Oxfordshire Local Plan 2012.

The existing hedges and trees to all boundaries of the land shall be retained and properly maintained at a height of not less than 3.0 metres and any plant which may die or be seriously damaged or destroyed shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings in accordance with Policies C9 and D1 of the South Oxfordshire Local Plan 2011.

External lighting will only be permitted in accordance with a lighting scheme to be approved in writing by the local planning authority. Any such lighting shall be directed downwards so as not to have an adverse effect on the amenity of nearby occupiers of land or the rural character of the countryside. Reason: To safeguard the amenity of neighbouring residents and the rural character of the countryside in accordance with Policy EP3 of the South Oxfordshire Local Plan 2011.

The portable buildings and caravan for which temporary planning permission is granted, for as long as they are permitted to remain on the site in accordance with condition 1 above, shall be located adjacent to the southern boundary of the site. Reason: To ensure that these temporary structure are sited such that their impact on the rural character, appearance and visual amenity of the site and its suroundings is minimised in accordance with Policies G2, G4, G6, D1 and A1 of the South Oxfordshire Local Plan 2011.
