Conditions / Refusal Reasons
That, having regard to its inappropriate flat roof design and awkward junction with the existing single storey rear projection; the proposed extension would be materially harmful to the character of the existing building and the surrounding Reading Road conservation area. Furthermore, due to its height, depth, proximity to the shared boundary and orientation to the south, the proposed extension would be materially harmful to the amenity of the occupants of No.63 Harpsden Road, both in terms of a loss of light and outlook. As such, the proposal is contrary to the provisions of the South Oxfordshire Local Plan 2011, in particular Policies G2, G6, CON7, D1, D4 and H13 and advice contained in the South Oxfordshire Design Guide.
