The proposal to divide the property into two dwellings would result in an unsustainable form of development in an area not well served by public transport or services and facilities. As such the proposal is contrary to Policies H11 and H6 of the South Oxfordshire Local Plan 2011.

The proposal to divide the property into two dwellings would result in an unneighbourly and intrusive form of development and unsatisfactory living conditions for the northernmost property as the private garden area of that dwelling would be overlooked by the windows of the southernmost property. As such, the proposals would be contrary to Policies D1 and D4 of the South Oxfordshire Local Plan 2011 and to advice contained in the South Oxfordshire Design Guide 2008.
