The proposed new dwelling, located on the edge of Nuffield would, in terms of its siting and location, be located in the countryside and extend the built up area of the settlement. As a result the development would be contrary to Policy H6 of the South Oxfordshire Local Plan 2011 and Planning Policy Statement 1 and Planning Policy Statement 3.

The proposed new dwelling, due to its siting and visual prominence, would detract from the rural character of the site and its surroundings. It would not preserve or enhance the natural beauty and special landscape quality of the surrounding area and would be harmful to the Chilterns Area of Outstanding Natural Beauty. As such the proposal is contrary to Policies G2, G4, G6, C1, C2, C4, and D1 of the South Oxfordshire Local Plan 2011 and Planning Policy Statement 1, Planning Policy Statement 3 and Planning Policy Statement 7.
