Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 000, 03 Rev A and 004, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the tables and chairs for use by customers shall only be provided in the area of the ground floor shown on the approved plan 004. Reason: To ensure that the primary shopping frontage is not undermined any further and to be in accordance with Policies G2 and TC8 of the South Oxfordshire Local Plan 2011.

The premises shall be used for the sale and consumption of products as detailed in the application and for no other purposes including any other purpose within Class A3 of the Schedule to the Town and Country Planning (Use Classes) Order 1987 (or any Order revoking or re-enacting that Order). Reason: To ensure that the primary shopping frontage is not undermined any further and to be in accordance with Policies G2 and TC8 of the South Oxfordshire Local Plan 2011.

The use of the premises hereby permitted shall be restricted to between the hours of 7am to 7pm Monday to Saturday and between the hours of 7am - 6pm on Sundays and Public Holidays. Reason: In the interests of the amenities of the occupants of nearby properties and in accordance with Policies G2 and EP2 of the South Oxfordshire Local Plan 2011.

Unless otherwise agreed in writing by the Local Planning Authority, the window display as shown on approved plan 004 incorporating the slice display fridge with shelves over shall be installed and retained as such. Reason: To protect the character and appearance of the primary shopping frontage and to be in accordance with Policies G2 and TC8 of the South Oxfordshire Local Plan 2011.
