Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990. Related application(s): P11/E2218/DIS

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, GSSR-11-4, LOC-01A, GSSR-11-6A, GSSR-11-5A and GSSR-11-1B, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural and historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Large Scale drawings, to a scale of 1:20, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. New Orangery b. Internal and external joinery details c. New French doors to be inserted into kitchen d. New windows and doors to swimming pool pump room e. Any new external flues or vents Reason: To safeguard the special architectural and historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Detailed sections through the junction of the new kitchen and orangery, showing structural work to be carried out to the rear wall of the existing scullery. b. Insultation details for the pump room Reason: To safeguard the special architectural and historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

All new rainwater goods and external drainage pipework shall be cast iron. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON 2 & CON 3 of the South Oxfordshire Local Plan 2011. Related application(s): P11/E2374/DIS

The existing kitchen dresser is to be carefully removed, retained and relocated within the existing listed building known as The Folly, of which an exact location shall be agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural features and historic interest of the listed building in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.
