Planning Permission on 24th November 2011
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P11/E2255/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 2904-00, 2904-13, 2904-14, 2904-15, 2904-16 and 2904-17, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the appearance of the development and in accordance with Policies G2, G6, C2, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011.

The parking spaces shown on the approved plan 2904/14 for the cart shed shall be retained for the parking of vehicles at all times. Reason: In the interests of highway safety and in accordance with Policies G2, D2, H13, T1 and T2 and Appendix 5 (Car Parking Standards) of the South Oxfordshire Local Plan 2011.

Prior to the commencement of any site works (including demolition or site clearance) details of the proposed foundations for the cart shed shall have been submitted to, and approved in writing by, the local planning authority. The suggested method is to employ an above ground concrete raft, with hand dug timber posts and the pits to be lined with plastic before concrete poured. The development shall proceed in accordance with the agreed measures. Reason: To prevent damage to the Yew hedge during construction, which is visually important in accordance with Policies G2, G6, C2, CON7, C9, D1 and H13 of the South Oxfordshire Local Plan 2011.
