Conditions / Refusal Reasons
That, having regard to their scale, bulk, design and their awkward relationship with the main house, the proposed extensions would overwhelm the proportions and appearance of the existing dwelling to the detriment of its character. Furthermore, the scale of the extensions would ensure an unduly overbearing impact on the rear of adjacent properties, in particular No.16 Valley Road, to the material detriment of the amenity of neighbouring occupants. As such, the proposal would be contrary to the requirements of the South Oxfordshire Local Plan 2011, in particular Policies G2, G6, D1, D4 and H13 and advice contained in Section 6 of the South Oxfordshire Design Guide.
