A hedge of a species to be first agreed in writing with the Local Planning Authority shall be planted along the Southern and Eastern boundaries of the land prior to March 2012 and such hedge shall be so tended as to grow to and remain at a height of not less than 1.5 meters, and any plant which may die or be seriously damaged or destroyed within 5 years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings in accordance with Policies G2, G4 and C1 of the South Oxfordshire Local Plan 2011.

The premises shall be used for the storage of scaffolding equipment and for no other purposes including any other purpose in Class B8 of the Schedule to the Town and Country Planning (Use Classes) Order 1987 (or any Order revoking or re-enacting that Order). Reason: To protect local amenities and highway safety in accordance with Policies C1, T1 and T2 of the South Oxfordshire Local Plan 2011.

That the storage on the land shall not exceed 1.5 metres in height. Reason: To protect the visual amenity of the area in accordance with Policies G2, G4 and C1 of the South Oxfordshire Local Plan 2011.

That any shipping/ storage containers shall be be permanently removed from the land within 3 months from the date of this planning permission. Reason: To protect the visual amenity of the area in accordance with Policies G2, G4 and C1 of the South Oxfordshire Local Plan 2011.

A plan showing the turning area(s) and car parking spaces of the site shall be provided to and agreed in writing by local planning authority within 2 months from the date of this planning permission. The plan/ scheme must show that the largest motor vehicles used on this site can enter, turn round and leave in a forward direction and vehicles may park off the highway. The turning area and car parking spaces shall be retained thereafter and shall remain unobstructed at all times. Reason: In the interests of highway safety in accordance with Policies T1 and T2 and Appendix 5 (Car Parking Standards) of the South Oxfordshire Local Plan 2011.
