Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P12/S1597/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 140B, 141B, 2844_2050_A, 2884_2051_A, 2884_1900_A, 2884_1950_B, 2884_2000_B, 2884_2001_B and 2884_2002_B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.

That the extended boathouse shall only be used for purposes in connection with and ancillary to the use of the rowing course as a training centre as specified in the application unless otherwise agreed by writing by the Local Planning Authority. Reason: That more intensive uses of the site and boathouse would be likely to generate greater levels of traffic and activity to and from the site, harming the environmental and nature conservation interests of the site in accordance with Policy R9 of the South Oxfordshire Local Plan 2011.

That, prior to the commencement of works, details of the void to be incorporated into the design of the extension hereby approved, demonstrating the works will not cause a loss of flood storage, shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the work shall be carried out in accordance with the approved details. Reason: To prevent increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Planning Policy Statement 25.

Prior to the first occupation of the development, the parking and turning areas shall be provided in accordance with the approved plan 2884/1950 and shall be retained unobstructed except for the parking of vehicles at all times. Reason: In the interests of highway safety and in accordance with Policies T1 and T2 and Appendix 5 (Car Parking Standards) of the South Oxfordshire Local Plan 2011.
