The close-boarded timber fence and hardwood gates, by way of their appearance and design, have an adverse impact on the setting of the grade II listed building and are out of keeping with and have a detrimental impact on the established character of the Moreton Conservation area and wider rural countryside setting of the property. Therefore, the proposal does not comply with Policies G2, G6, CON5, CON7 and D1 of the South Oxfordshire Local Plan 2011 and with guidance within section 3.6.10 of the South Oxfordshire Design Guide and guidance within PPS5.
