Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 888-01 and 88-02 Rev A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building(s). Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6, CON7, H13 and D1 of the South Oxfordshire Local Plan 2011.

That the proposed first floor window in the north east elevation of the dwelling shall be constructed with opaque glass in the bottom two thirds of the window, and shall be so retained and maintained. Reason: To prevent overlooking in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.

That the proposed rooflights serving the second floor accommodation in the roof shall be fitted 1.8m above internal finished second floor level and shall be so retained and maintained. Reason: To prevent overlooking in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.

That the roof lights to be inserted shall be conservation style, sitting flush with the roof of the dwelling. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6, CON7 and H13 of the South Oxfordshire Local Plan 2011.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2008, or any Order revoking and re-enacting that Order, no additional windows shall be inserted in the extended dwelling above ground floor without the prior grant of planning permission from the Local Planning authority in writing. Reason: To prevent overlooking in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
