Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 00322-1, 7D, 8D, 9D, 10C, 17B, 0084, 2C, 3A, 4A, 5A and 6D, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
No change in the levels of the land shall take place unless in accordance with a detailed scheme which shall have been submitted to and approved in writing by the local planning authority before any further development commences on site, the scheme to include details of existing and proposed ground levels.
Reason: To ensure a satisfactory form of development in accordance with Policies G2, G6, C2, C4, C9, D1 and H12 of the South Oxfordshire Local Plan 2011.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans and application form hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the appearance of the development and in accordance with Policies G2, G6, C2, D1 and H12 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of the Town and Country (General Permitted Development Order) 1995 (or any Order revoking or re-enacting that Order), no development as specified in Schedule 2, Part 1, Classes A - Extensions, E - Outbuildings, F - Hardstandings shall be undertaken without the prior written permission of the Local Planning Authority.
Reason: The specific circumstances of this site warrant the Local Planning Authority having control over any further development as specified in the condition in the interests of amenity and in accordance with Policies G2, G6, C2, C4, C9, D1 and H12 of the South Oxfordshire Local Plan 2011.
The measures set out in the Sustainability Statement, which accompanied the application, in respect of sustainable building, shall be implemented in accordance with the statement prior to the first occupation of any unit and thereafter retained as approved, unless as may otherwise be agreed in writing by the Local Planning Authority.
Reason: To ensure sustainable development in accordance with Policies G2, D8 and H12 of the South Oxfordshire Local Plan 2011.
That a scheme for the landscaping of the site, including the planting of live trees and shrubs, shall be submitted to and approved in writing by the Local Planning Authority prior to the occupation of the development hereby permitted. The scheme shall be implemented as approved within the first planting season of the occupation of the approved development and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings in accordance with Policies G2, G6, C2, C4, C9, D1 and H12 of the South Oxfordshire Local Plan 2011.
Prior to the recommencement of development, the recommendations of the arboricultural report shall be implemented and retained in place for the duration of the development.
Reason: To ensure that important trees are protected in accordance with Policies G2, G6, C2, C4, C9, D1 and H12 of the South Oxfordshire Local Plan 2011.
