Conditions / Refusal Reasons
That, having regard to their height, scale, bulk and massing, the proposed extensions would overwhelm the modest proportions of the existing dwelling to the material harm of its character.  Furthermore, the increased height, scale, bulk and massing would result in a more intrusive form of development than the existing dwelling and so would be detrimental to the character and visual amenity of the Chilterns Area of Outstanding Natural Beauty.  As such, the proposal is contrary to the provisions of the South Oxfordshire Local Plan 2011, in particular Policies G2, G6, C2, D1 and H13, and guidance contained within the South Oxfordshire Design Guide 2008, PPS1 and PPS7.
