Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, B/CC/PEDRW, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the application forms hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the appearance of the development and in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.

The office floor space shown on Drawing No.B/CC/PEDRW hereby approved shall at no time be used other than for the office use hereby approved or in connection with the principal use of the residential dwelling house known as Bristows. Reason : As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy in accordance with Policies H4, H5, H6 and H13 of the adopted South Oxfordshire Local Plan.

The office use of the premises hereby permitted shall be restricted to the hours of 9am - 5pm Monday to Friday only. Reason: In the interests of the amenities of the occupants of nearby properties and in accordance with Policies G2 and EP2 of the South Oxfordshire Local Plan 2011.

No work or associated activities including deliveries /loading /unloading /servicing /or parking or manoeuvering of vehicles by staff and/or visitors shall be carried out at the premises on any Sunday or Bank Holiday nor before 9am or after 5pm on Monday - Friday. Reason: To safeguard the amenities of nearby occupiers and the area generally in accordance with Policy G2 of the South Oxfordshire Local Plan 2011.

That no goods, materials, plant or machinery shall be stored, repaired, operated or displayed in the open without the prior permission of the Local Planning Authority. Reason: To safeguard the character of the area, the amenity of neighbouring residents and the openness of the countryside in accordance with Policies G2, C2 and E5 of the South Oxfordshire Local Plan 2011.
