Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 9, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That prior to the first use of the outbuilding hereby permitted, the existing garage shown to be demolished on the approved plan shall have been so demolished and all resultant materials permanently removed from the site. Reason: That permission is granted having regard to the proposed removal of the existing structure and in the interests of the amenity of the Area of Outstanding Natural Beauty, in accordance with Policy C2 of the South Oxfordshire Local Plan 2011.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the external walls and roof of the building. Reason: To ensure that the details of the development are satisfactory, in accordance with Policies G2, G6, C2 and H13 of the South Oxfordshire Local Plan 2011.

That the existing trees within close proximity of the proposal shall be protected whilst development operations are in progress, in accordance with BS 5837 and a scheme to be first submitted to and agreed in writing by the Local Planning Authority. Thereafter the approved scheme shall be implemented prior to the commencement of any development or works of demolition. Reason: To safeguard trees which are visually important, in accordance with Policies C2 and C9 of the South Oxfordshire Local Plan 2011.

That the carport hereby permitted shall be used only for purposes incidental to the enjoyment of Bushwood House, and for no other purpose whatsoever. Reason: To safeguard the character of the area,in accordance with Policies G2, H13 and C2 of the South Oxfordshire Local Plan 2011.
